How do you start a travel stop with very little money down?

I am thinking about a travel stop/plaza, that I want to start from the ground up, from scratch. My idea, my name ,my design. I thik that the area in which I live has been overlooked by many a researcher for this type of buisness. Theres plenty of room to grow here.
